Wow! Thanks for the intel. I just completed a refinance at 5.5% a few weeks ago. So glad I got in when I did. I was at 6.625% on my first mortgage and rolled a HELOAN that was at 8.125% into it.

I think you should definitely shop around to your local credit unions and see if they have more competitive rates. They are slower to raise and slower to drop (so I've been told) and we just locked in yesterday at 5.99% after earlier this week being quoted 6.5% due to the market.

I just got locked in at 5.625 recently as well and was very pleased about it. We had got an offer accepted a few years ago (backed out due to foundation issues, right choice but was tough) and had a rate 7.0, so 5.625 was a nice surprise lol
